Elevating Mixed-Use Destinations Through the Art of Brand

5 Big Trends in Brand Repositioning

At RSM Design, visioning forms the strategic foundation of every project. Grounded in market and competitive research, we study audience needs and the qualities that make a place distinct. From these insights, we craft a clear narrative and vision that define the tone, essence, and positioning of the brand. This framework becomes the guide that shapes compelling, purposeful, and effective design throughout the project.

• Hybrid work-live-play positioning

• Experience-centered branding in mixed-use districts

• Curate an authentic identity that reflects the true spirit of place

• Connecting the community to the brand

• Art, culture, and placemaking reflect the essence of the brand

Hybrid Work-Live-Play Positioning

Modern lifestyles blend work, leisure, and home, and mixed-use districts thrive when they function as cohesive ecosystems that support these rhythms. Picture your apartment, the gym, and your favorite smoothie shop all within the same block, as at Uncommons in Las Vegas, Nevada, where daily routines unfold effortlessly. Walkability, accessibility, and convenience contribute to a sense of completeness, and when a district consistently communicates a lifestyle of ease and connection, it becomes a natural part of daily life for residents, workers, and visitors alike.

Today’s most successful mixed-use brands articulate why they exist and how they contribute to community wellbeing. Purpose-driven positioning highlights economic activation, cultural value, environmental stewardship, and social growth. When these commitments are clearly expressed and consistently demonstrated, trust deepens.

This approach aligns with ICSC+Centerbuild’s mission to strengthen marketplaces in ways that support communities long-term. A purpose-driven brand becomes a foundation for sustainable growth and lasting impact.

Experience-Centered Branding in Mixed-Use Districts

Master-planned communities are shaping their identities around the experiences they offer. Rather than relying solely on architecture or visual branding, these places are defined by how people move through them and the moments that unfold throughout the day. A district’s character grows from its setting, its history, and the experiences shaped through programming and amenities.

Within this context, RSM Design is shaping Staybolt Street in Mansfield, Texas into a destination that reflects both local history and the community’s evolving aspirations. The district channels small-town charm and a long-standing spirit of togetherness into a mixed-use environment built for entertainment and shared experience. Public spaces invite gathering, venues support activity throughout the day, and the overall environment encourages discovery and connection. By blending historical reference points with contemporary programming, Staybolt Street becomes a cultural hub where identity is felt through the moments people create and the community they build together.

Curate an Authentic Identity That Reflects the True Spirit of Place

Successful mixed-use branding starts with the location. Developments are moving away from generic themes, instead building identities rooted in local culture, history, and stories. This approach keeps the environment grounded in its surroundings and creates a natural connection for residents and visitors.

The Oaks, in Thousand Oaks, California, is being reimagined by RSM Design to elevate an established community hub while preserving its welcoming, neighborhood-centered spirit. Once a modest, aging indoor mall, it is now evolving into a contemporary destination shaped by a brand that blends comfort, character, and modern appeal. The identity draws from the area’s natural tones and warm ambiance, anchored by an adaptive dotted-leaf motif inspired by light filtering through the surrounding tree canopy. This pattern carries through signage and environmental graphic design, introducing moments of soft rhythm and texture. Dark metals, warm corten, and fresh greens echo the landscape and bring a sense of ease from daytime activity into evening social life. Together, these elements form a brand that feels grounded in place, reflective of the community, and inviting at every touchpoint.

Connecting the Community to the Brand

The strongest mixed-use brands emerge from the people who bring the place to life. Engagement, inclusivity, and a sense of shared ownership allow districts to grow in step with their communities. At RSM Design, this means working closely with stakeholders, city partners, and residents to gather insight, hear the voices the brand will touch, and translate those conversations into intentional design choices. When communities help shape the story, the identity feels grounded and connected.

Art, Culture, and Placemaking Reflect the Essence of the Brand

Creative expression has become a defining element of identity in mixed-use communities. The integration of public art, interactive installations, and community-led murals allows residents and visitors to engage with a district in meaningful ways. Cultural programming such as music, festivals, maker markets, and a variety of other experiences serves as both activation and brand equity, giving the place a distinctive character that resonates over time. Through these initiatives, placemaking becomes more than design. It acts as an emotional connector, fostering belonging, sparking curiosity, and creating shared experiences that shape how people perceive and connect with the district.

Sloan Corners is a 480-acre mixed-use community in Allen, Texas that brings workplaces, residences, shops, and outdoor spaces together along the natural corridor of Sloan Creek. RSM Design is developing the brand and supporting design language through an approach grounded in elegant forms, elevated materiality, and placemaking moments shaped by the architecture and landscape, creating an environment defined by expressive spaces, everyday ease, and moments of discovery.

Within this vision, Bravo Park invites people to wander through a landscape where nature and art come together, sparking curiosity and reflection. Guided by a focus on timelessness and inspiration, the park balances certainty, variety, and delight so each visit feels fresh. Natural materials, expressive color, contemporary details, and a ribbon-like typographic identity work in harmony to convey its joyful, communal character. Altogether, Bravo Park shows how thoughtful placemaking can strengthen emotional connection and transform simple movement into meaningful experience.

The Future of Mixed-Use Branding

Mixed-use districts succeed when their identity is rooted in people and place. Authenticity, flexibility, and clarity will continue to guide design decisions. Environments that offer comfort, connection, and meaningful experiences will stand out as models for future development.

RSM Design continues to shape identities that reflect these values, creating destinations where design and community intersect. The future of mixed-use branding belongs to places that feel grounded, expressive, and thoughtfully crafted for the people who experience them every day.
